Minimum Qualifications Candidates must be reachable for appointment on Current Civil Service Eligible List for this title.

OR

Candidates must have one year of permanent competitive or 55-b/c status in the posted title and be eligible for lateral transfer; OR be eligible to transfer via Section 70.1, 70.4, or 52.6 of Civil Service Law. The transfer cannot be a second consecutive transfer resulting in an advancement of more than two salary grades.

Duties Description The Maintenance Supervisor 3 supervises and provides technical direction to a facility's maintenance crew consisting of skilled and semi-skilled tradesmen in the building, mechanical, and electrical trades performing building maintenance, repairs, construction, and installation activities. Duties include but are not limited to the following:

- Reviews maintenance requests, as required. Visits the project site to confirm the nature and extent of maintenance required. Determines information such as dimensions, materials, equipment, and labor required to complete the project.
- Supervises the preparation of design documents, floor plans, materials, labor, estimated costs, and work schedules.
- Coordinates renovation and construction projects.
- Supervises the implementation and management of the preventive maintenance program.
- Works closely with the Business Office to develop and oversee maintenance contracts.
- Supervises maintenance staffing to ensure proper coordination and scheduling of work performed.
- Manages the effective use of labor and materials, ensures scheduling deadlines are met.
- Based on observation of work performance, develops training programs for staff.
- Implements and enforces safety procedures and standards for all facility maintenance operations.
- Inspects work performed by outside contractors, ensuring compliance of project plans and specifications.
- Prepares standardized written performance evaluations of subordinate employees.
- Performs site visits to regional properties to determine physical plant deficiencies and replacement scheduling.
- Assists in the preparation of the annual operating budget, which includes funding allocation necessary to meet operational and staffing needs.
- Supervises clerical activities such as standardized work order process, file management, reports, and correspondence.
- Oversees computerized work order program, ensuring efficiency through workforce management.
- Requires daily travel within the district. Will also require some travel within NY State for training and to assist other districts with special projects.

Preferred qualifications:

- Obtain NYS Uniform Building Code certification within one year of appointment.
- Working knowledge of Microsoft Word, Excel, and other related computerized programs.
- Working knowledge of the principles of supervision.
- Working knowledge of applicable agency standards and of appropriate building and construction code regulations.
- Working knowledge of safety policies as they relate to occupational hazards.
- Ability to train and supervise others.
- Knowledge of the proper use of tools, machinery, and equipment utilized in building trades.
- Ability to read and interpret plans, diagrams, architectural blueprints, and specifications.
- Candidate will be required to obtain asbestos supervisor license.
- Valid NYS Driver's License.
