Minimum Qualifications MINIMUM QUALIFICATIONS:
One year of experience as a skilled tradesperson with appropriate experience which will vary based on the assigned responsibilities in the mechanical, electrical, building or other trades subsequent to the completion of an apprenticeship or equivalent training and experience.
PREFERED REQUIREMENTS:

• Obtain NYS uniform Building Code certification within one year of appointment.
• Obtain Asbestos Supervisor license within one year of appointment.
• Working knowledge of Microsoft Word and Excel programs and other related computerized programs.
• Working knowledge of the principles of supervision.
• Working knowledge of applicable agency standards and of appropriate building and construction code regulations.
• Working knowledge of safety policies as they relate to agency.
• Ability to train and supervise others.
• Ability to use the tools, machines, equipment and the materials of the mechanical, electrical and/or building trades.
• Ability to plan and schedule work, including determining staff, equipment, and supplies needed.
• Ability to read and interpret plans, diagrams, architectural blueprints and specifications.
• Valid NYS driver’s License

Duties Description PRIMARY DUTIES AND RESPONSIBILITIES:

Maintenance Supervisor 1 positions supervise and coordinate the activities of skilled and semi-skilled trade employees and other workers engaged in a variety of mechanical, electrical and building maintenance activities. Incumbents are working supervisors within the area of assigned responsibility, and may perform tasks in a variety of the trades.

• Reviews job orders, blueprints, and specifications and, as required, visits the project site to determine dimensions, materials and labor required to complete the project.
• Utilizing a computerized work order system, assigns job tasks to maintenance staff, prepares and maintains records of work performed and completed and accounts for labor and material used.
• Prepares written specifications for jobs ensuring needs of the district are met and specification is written in accordance with all applicable codes.
• Observes and inspects work while in progress and when completed ensures that specific codes and regulations are followed, materials and equipment are used properly, schedules are met, and work is performed according to plan.
• Provides construction oversight on work performed by outside contractors ensuring work performed meets industry standards and related codes.
• Periodically prepares standard written evaluations of the work performance of subordinate employees.
• Conducts pre-bid site visits with potential contractors utilizing written specifications ensuring clear direction is provided for accurate bids.
• As assigned, oversees projects on Campus and in Community Homes. Assures materials for jobs are available and work is performed appropriately.
• As assigned, monitors and oversees the Community Minor Maintenance Program, including open and concise communications with central office personnel.
• Requires daily travel within the district.
• May require some travel within NY State to assist other districts with special projects.
• Candidate will be responsible to ensure that subordinate staff are trained in the operation and maintenance procedures as related to Asbestos Containing Materials.
