Minimum Qualifications Candidates must be employed by New York State to be eligible to apply for this position.
Transfer:
Candidates must have permanent status as a Maintenance Supervisor 2, Grade 17, and be eligible for lateral transfer; OR be eligible for transfer via Section 70.1 of the Civil Service Law by having at least one year of permanent service in either of the qualifying titles of Plant Utilities Engineer 2, Grade 16, or Plant Superintendent C, Grade 21.
Provisional:
In the event there is no viable Civil Service list, a provisional appointment may be made. Candidates appointed provisionally must take the next scheduled Civil Service examination for this title, and their score must be reachable on the resulting eligible list before they can be permanently appointed. Candidates who do not pass the examination or achieve a reachable score may not be retained. At this time, a date for the Maintenance Supervisor 2 examination
has not been announced.
Possession of a valid New York State driver’s license is preferred, but not required, for this position.
Duties Description The Office of Mental Health (OMH) is recruiting to fill a Maintenance Supervisor 2, Grade 17, position in the Bureau of Environmental Design and Improvement located in Queens Village. This position will lead the Downstate Heating, Ventilation, and Air Conditioning (HVAC) Preventive Maintenance (PM) team, which will be responsible for performing HVAC preventive maintenance tasks at various psychiatric centers in the New York City region. The incumbent will be a working project leader on a team that will perform ongoing inspections, preventative maintenance, repairs, and maintain records of the downstate facilities’ HVAC systems. Specific duties to be performed may include, but are not limited to the following:
Provide technical guidance and direction to skilled and semi-skilled workers.
Coordinate activities with facilities and schedule work to be performed to ensure that scheduled HVAC PM projects are completed by projected target date and within acceptable quality of work standards.
Assist with preparing labor and material cost estimates; order materials and equipment as necessary.
Working knowledge of the methods, materials, and tools used in the inspection, maintenance, and repair of boiler, chiller, auxiliary heating, ventilating equipment, air-conditioning equipment, high and low voltage electrical systems, and generating equipment.
Working knowledge of the methods, materials, and tools used in making routine mechanical and electrical repairs to heating, ventilating, air-conditioning, and refrigeration systems.
Clean, maintain and repair HVAC equipment, minor control calibration, perform air testing as necessary, and replace filters.
Inspect and maintain pumps and piping, perform installation of new and/or modification of existing equipment, lubricate motors, inspect and repair bearings and belts as necessary, clean drip pans and drains, and replace filters.
Inspect electrical wiring for deterioration and tighten electrical connections.
Record and maintain written records of maintenance performed, fuel consumption and meter readings; prepare incident reports of unusual events, such as equipment malfunctions or mold growth; order parts necessary for on-going preventive maintenance programs and to carry out equipment repair or replacement.
