Minimum Qualifications One year of experience at the journeyman/tradesman level with appropriate expertise in multiple trades (plumbing, electrical, etc).
Duties Description POSITION DESCRIPTION:
Maintenance Supervisor 1 position supervises and coordinates the activities of skilled and semi-skilled trade employees and other workers engaged in a variety of mechanical, electrical, and building maintenance activities. Incumbents are working supervisors within the area of assigned responsibility and may perform tasks in a variety of the trades.
PRIMARY DUTIES AND RESPONSIBILITIES:
• Review job orders, blueprints, and specifications; performs site visits to verify the scope of work, materials, and labor required to complete the project.
• Prioritizes work requests by using and maintaining the facility’s computerized maintenance report system.
• Reviews inspection reports received from sprinkler and fire alarm maintenance contractors. Verifies all deficiencies noted in inspection reports are valid and repaired as necessary.
• Prepares written specifications in accordance with all applicable codes for work required for property preservation and program operational needs.
• Works in conjunction with District supervisory staff ensuring effective utilization of staff, materials, and equipment while adhering to scheduled targets.
• Working knowledge of the methods, materials, tools and equipment used in the building trades.
• Ability to read and interpret plans, diagrams, architectural blueprints and specifications as well as to construct or rework blueprints and drawings as necessary.
• Inspects various stages of construction performed by in house staff and/or outside contractors to verify scope of work, regulations, applicable codes are met.
• Requires daily travel within the district.
• May require some travel within NY State to assist other districts with special projects.
• Periodically prepares standard written evaluations of the work performance of subordinate employees.
PREFERRED REQUIREMENTS:
• Obtain NYS uniform Building Code certification within one year of appointment.
• Working knowledge of Microsoft Word and Excel programs and other related computerized programs.
• Working knowledge of the principles of supervision.
• Working knowledge of applicable agency standards and of appropriate building and construction code regulations.
• Working knowledge of safety policies as they relate to agency.
• Ability to train and supervise others.
• Candidate will be trained in the operation and maintenance procedures as related to Asbestos Containing Materials.
• Ability to plan and schedule work, including determining staff, equipment, and supplies needed.
• Valid NYS driver’s License
